One number for every repair
If you look after more than one property, the hard part is not the repair. It is finding someone, explaining the problem again, and hoping they turn up.
[WORKING HOURS]
Who this is for
Landlords
Your tenant messages you about a leak while you are at work. Send them to us instead, and we will handle it and send you the bill.
Property dealers
A flat has to be ready to show on Saturday. We do the small repairs, and you get one invoice instead of chasing three different workers.
Small offices
The AC in the meeting room stops working an hour before a client arrives. One number, priority slot, no scrambling.
Guesthouses and short stays
Guests notice a broken geyser before you do. A scheduled check finds the faults before a bad review does.
What you get
- One number for everything. Electrical, plumbing and AC, without keeping three different workers' numbers in your phone.
- Priority scheduling. Your jobs go ahead of general bookings, because an empty flat costs you money every day.
- One invoice a month. Every job, every property, every material receipt, on one page.
- We talk to your tenant. You do not have to be the messenger between a tenant and a technician.
- Between-tenant repairs. We walk the property, send you a list with prices, and you choose what gets done.
Plans
Start with pay as you go. Move to a plan when you are tired of chasing repairs, not before.
Pay as you go
One or two properties
No monthly fee
- The same fixed prices as everyone else
- One number for electrical, plumbing and AC work
- Pay per job, after the work is done
Landlord plan
Landlords and property dealers
[PRICE]a month, per property
- Priority scheduling ahead of general bookings
- One invoice at the end of the month instead of a stack of receipts
- We deal with your tenant directly so you do not have to
- Between-tenant check and repair list before a new tenant moves in
Office and guesthouse plan
Small offices, guesthouses and short-stay rentals
[PRICE]a month
- Priority scheduling, including outside normal hours by arrangement
- A scheduled maintenance visit so faults are found before guests find them
- Monthly invoice and a record of every job we did
- One person who knows your building, not a different stranger each time
Between tenants
The week a tenancy changes over is when everything surfaces at once. We go through the place, write down what is actually wrong with photographs against it, and fix what you agree to — so the deposit conversation is about a record instead of a memory.
Move-out check
The day a tenant leaves
[PRICE] per unit
We go through the place before the deposit conversation, so what is wrong is written down with photographs rather than argued about.
- Every socket, switch and light tested, and the distribution board checked
- Taps, drains, the geyser and any visible leaks
- AC units: cooling, drainage and whether they have been serviced
- What is fair wear and what is damage, said plainly
You get: A photo report on WhatsApp the same day, with a price against anything that needs doing.
Move-in check
Before the next tenant gets the keys
[PRICE] per unit
Everything works on the day they arrive, so the first week is not a run of complaints and small callouts.
- Everything in the move-out check, done again
- Anything agreed from the last report, fixed and photographed
- Water tank checked, and cleaned if it needs it
- A list of what was replaced and what is nearing the end of its life
You get: A second photo report you can hand the new tenant, so both of you start from the same record.
Both, on the same property
A tenancy changing over
[PRICE] per unit
The two checks together, with the repairs in between. One arrangement, one invoice.
- The move-out check and its report
- The repairs you approve from it, at the prices on this site
- The move-in check before the keys are handed over
- Both reports kept, so next time there is something to compare against
You get: Everything in one thread, and one invoice at the end instead of a stack of receipts.
If you are a property dealer
You do not have to be in the middle of it. Send us the address and one number for whoever can open the door, and we deal with them directly.
- Send the address and the name and number of the tenant, the caretaker or whoever holds the keys.
- We arrange the time with them, not with you. You are not the go-between and nobody is waiting on your reply.
- The price comes to you before anything is done, and nothing extra happens without your yes.
- You get the report — photographs of what was wrong, photographs of it finished, and an itemised receipt.
We do not pay commission for sending us work, and we do not charge your client more than anybody else pays. The prices on this site are the prices.
Questions from landlords
Do I have to sign a contract?
No. The plans are month to month and you can stop whenever you like. If a plan is not saving you money or trouble, it is not doing its job.
How does the monthly invoice work?
We record every job we do for you during the month — what it was, which property, what it cost and what any materials cost. At the end of the month you get one invoice with all of it, and the receipts for the materials.
Can you deal with my tenant directly?
Yes. Give us the tenant’s number and tell us what you want us to approve without asking. We will confirm anything above that limit with you first, and we send you the photos either way.
What about a property that is empty between tenants?
That is the best time to fix things properly. Tell us when the tenant leaves and we will go through the flat, send you a list of what needs doing and what each item costs, and you pick what you want done.
Tell us about your properties
How many, which sectors, and what keeps going wrong. We will tell you whether a plan saves you anything, honestly, even if the answer is no.
